The Real Cost of DIY vs Professional Removal in Kent
DIY or professional: the short answer
Doing it yourself is not automatically cheaper. For a single room or a handful of items, a hired van or a man and van is usually the sensible, lower-cost route. For a full 2 to 5 bedroom home, the gap between the van hire line and the final DIY total is often much smaller than people expect, and sometimes the professional route comes out level or ahead once every cost is counted.
The honest answer depends on three things: how much you are moving, how easy the access is at both ends, and how much time and help you have. This guide gives you a checklist to price a DIY move yourself, then sets it beside our fixed local prices so you can compare like with like. We have not put DIY prices in, because van hire rates and fuel costs change and you should check current figures yourself.
What a DIY move really costs
The van hire quote is only the first line. Work through each item below and write down your own figure. Get current quotes from hire firms rather than relying on headline daily rates, and read the small print on mileage, fuel policy, deposits and insurance excess.
The checklist
- Van hire: the hire charge for the size of van you need, for the full period including collection and return. Check the licence rules for the van size you are considering.
- Fuel: a loaded van uses more than a car, and repeat trips add up.
- Insurance or excess cover: hire insurance often comes with an excess. Reducing it usually costs extra, and the excess is what you would owe if something goes wrong.
- Equipment: trolleys or a sack truck, ratchet straps, furniture blankets, tape, stretch wrap and tools for taking furniture apart.
- Packing materials: boxes, paper, bubble wrap, wardrobe boxes and mattress covers.
- Parking: permits, suspensions or paid parking near either property, plus the cost of a parking ticket if the van has to wait.
- Helpers: food and drink for the day, a fee for friends if you offer one, or the favours you will owe.
- Time off work: for you and any helpers, including a day or more for packing beforehand.
- Extra trips: if one van load is not enough, you pay for more fuel and more time, and possibly a longer hire period.
- Damage risk: the cost of replacing or repairing anything that gets broken, and any excess you pay on the van.
A simple total to complete
Copy this out and fill in your own figures:
- Van hire for the full period: £ ____
- Fuel: £ ____
- Insurance or excess cover: £ ____
- Equipment bought or hired: £ ____
- Packing materials: £ ____
- Parking costs: £ ____
- Helpers (food, drink, payment): £ ____
- Time off work, yours and others: £ ____
- Allowance for a second trip: £ ____
- Allowance for damage or excess: £ ____
Add them up. That is your real DIY total. It is worth being a little pessimistic on the last three lines, because those are the ones most often underestimated.
What professional removals cost in Kent
Our prices are fixed and itemised. These are the ranges for the most common moves.
Local moves within Medway
- 2 bedroom move: from £350 to £550
- 3 bedroom move: from £550 to £850
- 4 to 5 bedroom move: from £900 upwards

Larger period family homes, and moves that include a packing service, will cost more than these ranges. Long distance moves from Kent are priced individually based on destination, volume and access. You can see the full tables in our full removal costs guide for Kent.
How the quote works
Each quote is fixed and itemised. There are no extra fees for stairs, parking waits or heavy items beyond what is stated in the quote, provided the contents and access are as described when we quoted. That last condition matters: if you tell us there is a third floor flat with no lift, the quote reflects it, and the price holds.
- Deposit: 10% of the quote value on booking, to secure the date.
- Balance: the remaining 90% on the move date.
- Quote validity: 14 days from the date issued, subject to availability.
- VAT: not applicable. The price quoted is the price paid.
- Cancellation: free, with the deposit refunded in full.
What is included in a professional price
It helps to put each included item next to what you would have to provide yourself.
- Maxi loader Luton van and professional movers, with the crew sized to the job. DIY: you hire the van, find the people and hope they are free on the day.
- Loading, transport and unloading. DIY: you plan the load order, carry everything and drive a large vehicle you may not be used to.
- Furniture blankets and protection. DIY: you buy, borrow or hire them, and work out how to secure them.
- Dismantling and reassembly of standard beds and flat pack furniture. DIY: you find the tools and the missing Allen key, and you rebuild everything at the other end, often in the evening.
- Placement of items in the correct rooms. DIY: you direct helpers and often move things twice.
Goods in transit insurance and public liability insurance are also included, which brings us to the cost people forget.
Insurance and risk: the cost people forget
Every professional removal price from us includes goods in transit insurance at full replacement value, plus public liability insurance. You do not need to buy anything extra or work out cover on the day. For more detail, see what goods in transit insurance covers.
With a DIY move, cover is something you have to check yourself, ideally a week or two before the move rather than on the morning. Ask these questions:
- The hire firm's policy: does it cover the van only, or anything inside it? Hire insurance commonly protects the vehicle, not your belongings. Check the excess and what it does not cover.
- Your home contents policy: does it cover items while they are being moved, and does it apply if you are doing the lifting?
- Your car policy: if you plan to tow or make extra trips in your own vehicle, check whether moving household goods is covered.
- Liability to others: think through who pays if a sofa is dropped, a banister is damaged or a neighbour's car is scratched. If a friend is hurt helping you, what happens then?
Policies differ, so read the actual wording or ask the insurer directly rather than assuming. If you find a gap, the cost of closing it belongs on your DIY checklist.
Time, stress and the completion day squeeze
Money is only part of the picture. A DIY move normally means packing, then collecting the van, loading, driving, unloading, returning the van and often a final clean. With helpers who are not used to the work, loading tends to take longer than expected, and the unloading often happens when everyone is tired.
A crew that does this regularly works to a routine, protects furniture as it goes and knows how to fit a house into a van. We have not quoted typical timings here because every move differs, but you can ask for an estimate when you request a quote and compare it with your own.
Completion day makes this sharper. Keys often arrive later than hoped, the van has to be back at a set time, and the buyer or landlord at the other end may want you out by a deadline. DIY leaves little room for slippage. Stairs, narrow landings and limited parking make it harder again, and lifting heavy items such as wardrobes, washing machines and sofas without trained help carries a real risk of injury as well as damage.
If you choose DIY, plan it properly
- Book the van as early as you can, especially for weekends and month ends.
- Line up helpers well ahead and agree start times.
- Borrow or buy trolleys, straps and blankets before the day.
- Pack in advance, room by room, and label every box with its destination room.
- Disassemble beds and large furniture the day before and keep screws in labelled bags.
- Check parking at both ends and arrange permits or suspensions if needed.
- Load heavy items first, keep essentials in your own car, and allow buffer time at the end.
When DIY or man and van is the better choice
There are plenty of moves where a full removal crew is more than you need.
- A single room, student move or a few items. A DIY trip, or a small van with one or two people, is usually enough.
- Flexible dates. If nothing hangs on a tight completion time, you can spread the move over a couple of trips.
- Plenty of capable helpers. A group that can lift safely makes DIY far more realistic.
Our man and van in Rochester and Medway service is priced per job and suits smaller moves and single item pickups and deliveries. For students, a single room moved locally is typically well under £100, and a move between Kent towns is typically £100 to £180. If you are weighing the two services against each other, our guide to man and van versus a full removal service goes into more detail.
A middle route
You do not have to choose all or nothing. Some people pack their own boxes and leave the heavy furniture and the driving to someone else. We also offer full or partial packing, priced per job, if you would like help with the fiddly rooms such as the kitchen. If you want to pack everything yourself and have us handle the loading and heavy items, mention it when you ask for a quote and we will tell you what is possible.
How to decide and get an exact price
Use this as a quick guide:
- One room or a few items, flexible dates: DIY or man and van is likely to be the better value.
- 1 to 2 bedrooms with easy access and helpers: DIY can work, but complete your checklist before assuming it is cheaper.
- 3 bedrooms or more: price both routes carefully. Volume, stairs and heavy furniture tend to favour a professional crew.
- Tight completion day, difficult parking or lots of stairs: a professional crew removes a lot of risk.
- Fragile or high value items: check the insurance position first, because it may decide the question for you.
The simplest test is to finish the fill-in total above, then request a fixed quote and put the two figures side by side. Add a sensible value for your own time and the stress you would rather avoid, and the better choice is usually clear. Frequently asked questions
Is it cheaper to move house yourself in Kent?
For a single room or a few items, usually yes. For a full 2 to 5 bedroom home, not necessarily. Once you add fuel, insurance excess, equipment, parking, helpers, time off work and any second trip, the difference narrows. Price your own DIY total and compare it with a fixed quote.
What costs do people forget when planning a DIY move?
The most commonly missed items are insurance excess, parking costs, time off work for you and your helpers, packing and strapping equipment, food and drink for helpers, and the cost of a second trip if everything does not fit in one load.
Does van hire insurance cover my belongings during a move?
Not necessarily. Hire insurance often focuses on the vehicle, and policies differ on excess and exclusions. Check the hire firm's wording, and ask your home contents insurer whether items are covered while you move them yourself. Our professional prices include goods in transit insurance at full replacement value.
How much does a professional removal cost for a 3 bedroom house in Medway?
A 3 bedroom local move within Medway is from £550 to £850. The quote is fixed and itemised, with no VAT and no extra fees for stairs, parking waits or heavy items beyond what is stated in the quote.
When is man and van a better option than a full removal service?
When you are moving a single room, a student load or a few large items, and you do not need a full crew. Man and van is priced per job. A full removal service suits whole-house moves, heavy furniture, stairs and tight completion days.
