House removals in Rochester, Medway and Kent: how we work

Every house move we carry out follows the same principle: plan properly before the day, so the day itself is calm. When you ask us for a quote, we do not guess. We ask about your property, your furniture, your access, your parking and your dates, and we build a fixed, itemised price around the real job. That is why our quotes do not change on moving day. No surcharges for stairs. No extra for a sofa that turns out to be heavy. No waiting-time fee because a parking space was tight. The price we agree is the price you pay.

We are based at Knight Templar Way in Rochester, ME2 2ZE, which puts us minutes from the M2 and A2 and within easy reach of every corner of Kent. Most of our house moves happen within and between the Medway towns: Rochester, Chatham, Gillingham, Strood and Rainham. But every week we also move families to and from Maidstone, Gravesend, Dartford, Sittingbourne, Canterbury, Ashford and the coastal towns, and we regularly carry out moves between Kent and London or further afield.

Because we are local, the crew that arrives at your door knows the area. They know that parking in Rochester High Street needs planning, that some Chatham terraces have alley access that makes life easier, and that a Friday afternoon on the A229 is best avoided if your completion happens early. This local knowledge is not a marketing line. It is the difference between a six-hour move and a nine-hour one.

What is included in every house removal

Our house removal service is complete by default. You are not buying a van and two pairs of hands; you are buying a managed moving day. Every house removal includes:

  • Pre-move planning: a proper assessment of your move, including access at both properties, parking arrangements and a route plan built around your completion time.
  • The right crew and vehicle: two to six trained movers depending on the size of your home, with Transit, Luton or 7.5-tonne vehicles matched to the job. We never understaff a move to cut costs.
  • Furniture protection: padded blankets, stretch wrap and straps for every item of furniture. Mattresses travel in covers, sofas are wrapped, and anything fragile gets extra attention.
  • Property protection: floor coverings and door frame protection at both ends, so you leave your old home in good condition and arrive at your new one the same way.
  • Disassembly and reassembly: beds, wardrobes, dining tables and other large items taken apart where needed and rebuilt in the correct rooms at the other end.
  • Room-by-room unloading: boxes and furniture placed in the rooms they belong in, not stacked in the hallway for you to sort out later.
  • Full insurance: goods-in-transit cover and public liability insurance active on every single move, with proof of cover available whenever you ask.
  • A confirmation call the evening before, and a final walk-through with you before the crew leaves, so nothing is missed.

Optional extras include our full packing service, fragile-only packing, and short or long-term storage if your completion dates do not line up.

How much does a house removal in Kent cost?

Every move is priced individually, but we believe in giving you honest numbers before you even pick up the phone. As a general guide for moves within Medway and the surrounding areas:

  • 1 to 2-bedroom homes: typically £350 to £550 for a local move.
  • 3-bedroom homes: typically £550 to £850 depending on contents and access.
  • 4 and 5-bedroom homes: from £900 upwards, with larger properties quoted individually.
  • Long-distance moves from Kent to elsewhere in the UK are priced by distance and volume. See our long distance removals page for details.

What moves the price within those ranges? Volume is the biggest factor: a sparsely furnished three-bed costs less to move than a full one with a loft, a shed and a garage. Access matters too: a fourth-floor flat with no lift takes longer than a driveway-to-driveway move. And packing: if we pack for you, we add the packing team and materials to the quote, itemised so you can see exactly what it costs.

Our fixed-price promise: once you accept a quote, that is the number. If the job takes longer than we planned, that is our problem, not yours. The only thing that changes a price after booking is if the job itself changes, for example if you add a loft's worth of boxes we did not quote for, and even then we agree the revised price with you before the day.

What happens on moving day

The evening before your move, we call you to confirm timings, answer last questions and walk through the plan one more time. If you have booked our packing service, that has usually happened the day before, so moving day starts with everything boxed, labelled and ready.

On the morning itself, the crew arrives at the agreed time, introduces themselves and does a quick walkthrough of the house with you to confirm what goes, what stays and what needs special care. Then they work methodically, room by room. Furniture is wrapped where it stands before it moves an inch. The vehicle is loaded in a deliberate order: heavy items and furniture first, strapped and padded, boxes stacked by weight, fragile items secured last where they are protected.

While the vehicle travels, you make your own way to the new property, often via the estate agent for keys. The crew coordinates timing with you by phone so no one is waiting around. At the new house, floor protection goes down first, then everything comes off the van and into the rooms you have chosen. Beds and wardrobes are reassembled. Before the crew leaves, the lead mover walks the house with you to confirm every item is where you want it and everything has arrived in the condition it left.

Moving day timing and the completion chain

Most house purchases in England complete between 12pm and 2pm, which creates a familiar squeeze: you must be out of your old home by lunchtime but cannot get into the new one until the money moves. We plan for this every week. Our standard approach is to start loading early morning, so the van is packed and ready well before your completion deadline. If keys are delayed, your belongings are safe, insured and locked in our vehicle, and the crew waits with them. Because your quote is fixed, a delayed completion does not run up an hourly bill.

If a chain breaks or dates move at short notice, we will always try to rearrange your move without penalty where we have the availability. It happens more often than people think, and shouting at customers about it helps no one. For genuinely awkward gaps between completion dates, our storage service bridges the gap: we collect, store securely, and deliver when your new home is ready.

Moving with children, pets and busy lives

A house move is rarely just furniture. Families moving across Medway and Kent are usually juggling school runs, work, pets and a hundred small logistics on top of the move itself. A few things we have learned from hundreds of family moves: book children into school or with grandparents on moving day if you can, because an empty house moves faster and more safely than a busy one. Keep pets with a friend or in one designated room until the vans are loaded. Pack a first-night box with kettle, mugs, chargers, medicines, school uniforms and bedding, and keep it in your own car rather than the van.

Our crews are used to working around family life. If you need the beds rebuilt first so the children's rooms are ready, tell us and we will unload in that order. If someone in the household has mobility needs, we plan around that too. The job is not finished when the van is empty; it is finished when the house works for you.

Older properties, new builds and everything in between

Kent's housing stock keeps our crews versatile. In a single week we might move a family out of a Victorian terrace in Rochester with narrow staircases and bay windows, into a new-build estate in Wainscott where the show-home finish deserves careful floor protection, then handle a listed cottage near Faversham with low beams and doorways that were built for smaller furniture than a modern king-size bed.

Each of these needs different handling. Victorian and Edwardian terraces often need sofas turned on end and mattresses bagged and flexed through stairwells. New builds need protection on pale carpets and freshly painted walls, and often have parking restrictions on estate roads that we arrange around. Period cottages sometimes need furniture dismantled further than usual, or a window removal for a particularly stubborn piece. We have done all of it, and we price for it upfront rather than discovering it on the day.

Why families across Kent choose us

There are plenty of removal companies in Kent, so the honest question is what makes this one different. Our answer has not changed since 2020: every move is carried out by our own directly employed, background-checked and trained crew. We do not subcontract your moving day to whoever is available. The people who quote your move, the people who answer the phone and the people who carry your furniture all work for the same small company in Rochester, which is why our 5-star rating across more than 50 Google reviews keeps holding.

We are fully insured, we turn up when we say we will, we charge what we quoted, and we treat your belongings the way we would want ours treated. That is the whole business model. If that sounds like what you want from your moving day, request a quote online or call us on 01634 971005 and we will price your move within the hour during business hours.

Preparing for your move: a simple four-week countdown

The calmest moving days we see belong to customers who spread the preparation across a month rather than a weekend. Four weeks out, book your removal and start decluttering: every box of unwanted belongings that leaves for the charity shop now is a box you are not paying to move later. Our guide to decluttering before a move covers this properly. Three weeks out, order packing materials or book our packing team, notify your utility providers, and start using up the freezer.

Two weeks out, begin packing the rooms you use least if you are packing yourself, arrange mail redirection with Royal Mail, and update your address with your bank, employer and GP. Our change-of-address checklist lists the full set. One week out, confirm arrangements for children and pets on the day, pack your first-night box, and defrost the freezer. The day before, we call you, and from that point the plan is in our hands: charge your phone, get some sleep and leave the heavy lifting to us.

If your move involves a completion chain, keep your solicitor's number handy on the day and let us worry about the timing squeeze. We have worked through hundreds of Kent completion days across every ME, DA, TN and CT postcode, and the pattern that never fails is simple: load early in the morning, stay flexible through the middle of the day, and keep everyone informed at every step.

House removal questions, answered

The questions we hear most from people planning a house move in Rochester, Medway and across Kent. If yours is not here, call 01634 971005 and we will talk it through.

As a guide, local 1 to 2-bedroom moves within Medway typically cost £350 to £550, 3-bedroom moves £550 to £850, and 4 to 5-bedroom homes from £900 upwards. Your exact price depends on volume, access and distance, and every quote is fixed and itemised, so the number we agree is the number you pay.
We recommend 4 to 6 weeks ahead for Fridays, end-of-month dates and school holidays, which are always the first to fill. Outside those peaks, 2 to 3 weeks is usually comfortable, and we will always try to help with short-notice moves when a completion lands suddenly.
Yes. Every move carries comprehensive goods-in-transit insurance covering your belongings and full public liability insurance covering both properties. Proof of both is available on request before you book.
Yes, it is included in every house removal. Beds, wardrobes, dining tables and other large items are taken apart where needed, transported safely and rebuilt in the correct rooms at your new home. Tell us about anything unusual, such as a piano or a large American-style fridge, when you request your quote.
It happens regularly and we plan for it. We load in the morning so we are ready before your deadline, and if keys are late your belongings stay locked, insured and safe in our vehicle while the crew waits. Because your price is fixed, a delayed completion does not increase your bill.
Yes. Our full packing service is the most popular add-on to a house removal, usually carried out the day before moving day using double-walled boxes, wardrobe cartons and proper wrapping materials. You can also choose fragile-only packing. See our packing services page for details and pricing.
Yes. We work seven days a week: 7am to 7pm Monday to Friday, 8am to 5pm on Saturdays and 9am to 2pm on Sundays. Weekend dates are popular, so book those as early as you can.
All of Kent. Our base in Rochester ME2 2ZE puts us on the doorstep of Chatham, Gillingham, Strood and Rainham, and we move families across Maidstone, Gravesend, Dartford, Sittingbourne, Canterbury, Ashford, the coast and everywhere in between, plus long-distance moves to and from anywhere in Great Britain.
