House removal costs in Kent by property size

These are the bands our own fixed-price quotes land in across 2026. Local means both addresses within the Medway towns: Rochester, Chatham, Gillingham, Strood and Rainham. East Kent and coastal covers the longer runs from our Rochester depot to towns such as Canterbury, Margate, Ramsgate, Folkestone, Deal and Romney Marsh. Every quote is itemised and fixed before moving day, so these bands are a planning tool, not a promise; your exact price depends on volume, access and distance.

Property sizeLocal (within Medway)East Kent and coastal
1 to 2 bedrooms£350 to £550£500 to £820
3 bedrooms£550 to £850£750 to £1,250
4 to 5 bedroomsfrom £900from £1,250

Long distance moves out of Kent are priced individually by destination, volume and access. As orientation, a full three-bedroom house from Medway to the Midlands typically lands in the low-to-mid four figures, with Scotland at the upper end and smaller loads proportionally less. See our long distance removals page for how those moves are planned.

Smaller jobs: man and van, single items and students

Job typeTypical 2026 price
Single item within Medwayfrom £45, typically well under £100
One-bedroom flat within Medway£150 to £300
Student room, localtypically well under £100
Student room, between Kent towns£100 to £180

Details and honest caveats for these jobs live on the man and van and student removals pages. The short version: the price is fixed in advance, the mover carries as standard, and the insurance is the same as on our biggest moves.

What packing and extras add

Full packing service£200 to £800 by property size; £300 to £600 for a typical 3-bed
Packing your own non-fragile itemssaves roughly £200 to £400
Council parking suspension£30 to £60, needs 5 to 10 working days notice
Storage between movespriced per week by volume; see storage

What actually moves the price

Five things decide where in its band your quote lands. Volume: the single biggest factor; a sparsely furnished 3-bed can cost less than a packed 2-bed. Access: stairs, long carries from door to van, permit-zone parking and tight lanes all add crew time. Distance: both the mileage between homes and the travel from the depot, which is why East Kent bands sit higher. Date: Fridays, month-end and school holidays are peak demand across every Kent remover. Extras: packing, dismantling beyond the standard beds and flat-pack, storage and piano-class items are quoted as named line items, never discovered on the day.

Deposits, done fairly: we take a 10% deposit to secure your date, with the remaining 90% payable on the move date. Whoever you book with, get the deposit, balance and cancellation terms in writing before paying anything.

How to compare removal quotes in Kent

Price tables get you oriented; quotes get you moved. When the written quotes arrive, compare them on the same four lines. First, is the price fixed or an estimate: an hourly rate that "should take about six hours" is not a price, it is a hope. Second, insurance: goods-in-transit cover for your belongings and public liability for the properties, with proof available before you book. Third, what is included: dismantling, blankets, floor protection, waiting time if keys are late. Fourth, who turns up: directly employed crew or whoever was free on the day. The cheapest number on paper is frequently the most expensive moving day in practice.

Removal cost questions, answered

The pricing questions we hear most from Kent customers, answered with the same numbers we quote.

As a guide from our own fixed-price quotes: a local 2-bedroom move within Medway costs £350 to £550, a 3-bedroom move £550 to £850, and 4 to 5-bedroom homes start from £900. Moves in East Kent and the coastal towns run higher, typically £500 to £750 for a 2-bedroom and £750 to £1,250 for a 3-bedroom, because of the longer travel. Every figure depends on volume, access and distance, which is why a written itemised quote beats any price table.
A professional packing service typically adds £200 to £800 depending on the size of the property and how much needs packing. For a typical three-bedroom house a full pack usually sits in the £300 to £600 range. Fragile-only packing costs less, and packing your own non-fragile items can reduce the overall cost by £200 to £400.
We take a 10% deposit to secure the moving date, with the remaining 90% payable on the move date. Be cautious of firms asking for large upfront payments, and check the cancellation terms in writing before paying any deposit.
The big factors are volume of contents, access at both ends (stairs, long carries, parking restrictions, permit zones), distance between properties, the date (Fridays, month-end and school holidays are peak), and extras such as packing, dismantling and storage. Parking suspensions from Kent councils typically cost £30 to £60 and need 5 to 10 working days notice.
Sometimes. Check three things: whether the price is fixed or hourly, whether the company carries goods-in-transit and public liability insurance, and whether the quote itemises what is included. A low hourly rate with no insurance and no itemisation routinely ends up costing more than an honest fixed price.
Four to six weeks for Fridays, month-end dates and school holidays, which fill first. Midweek dates outside the peaks are easier to get and sometimes cheaper. Booking early does not usually change the price with us, but it does secure the date you actually want.

Prices checked against our live quote book on 1 October 2026. Bands are reviewed quarterly and apply to moves quoted by Medway and Kent Removals; other Kent firms will differ.
