What Actually Happens on Completion Day
Completion day is the day you legally become the owner of your new home. It is also, frequently, a day of waiting, uncertainty and last-minute stress. Here is what actually happens - and what to do when things do not go to plan.
The morning of completion
Your solicitor will be waiting for the money to clear from your buyer's solicitor. This can happen at any point during the working day - there is no fixed time. Most completions happen between 11am and 2pm but some do not clear until 4pm or later.
When do you get the keys?
The keys are released by the seller's estate agent once the seller's solicitor confirms funds have been received. The estate agent then calls you. Not your solicitor - the estate agent. Make sure you have the agent's direct number on moving day.
What your removal company needs from you
Call your removal company the moment you have a key release time confirmed. We plan the loading sequence around your expected key time. If there is a delay, call us immediately - we will hold your belongings safely and wait for your update. Do not disappear - keep your phone on.
What to do if completion is delayed
If your solicitor tells you completion will not happen today, call your removal company first. We can arrange overnight storage and redeliver the following morning in most cases. Do not panic - delays happen and we have managed this situation many times.
